Everything people ask us
How much does a concrete patio or driveway cost in Olympia?
Typical Olympia-area pricing runs about $7–$12 per square foot for a plain broom-finish patio or walkway, $9–$15 per square foot for a driveway replacement including tear-out and reinforcement, and $14–$25 per square foot for stamped or colored concrete. Access, slope, demolition and drainage move the number. We give you an exact written price after a free on-site estimate.
Do I need a permit for concrete work in Olympia, Lacey, Tumwater or Thurston County?
It depends on the job and the jurisdiction. Patios and walks on your own property usually don’t need a building permit. Driveway approaches and sidewalks in the public right-of-way do, retaining walls over about 4 feet (or holding up a driveway or building) generally do, and work near shorelines, wetlands or steep slopes can need critical-areas review. Olympia, Lacey, Tumwater and unincorporated Thurston County each have their own process — we check which applies to your address.
Can you pour concrete during Olympia’s rainy season?
Yes, on the right days. We watch the forecast, pour in dry windows, cover fresh concrete if showers come in, and use cold-weather practices when temperatures drop. We won’t pour in steady rain or freezing conditions — it ruins the surface.
Will my new concrete crack?
Concrete shrinks as it cures, so some hairline cracking is normal. Our job is to control where it happens: a compacted gravel base, the right thickness, rebar where loads call for it, and control joints cut at the right spacing and time.
Should I repair, level or replace my concrete?
If a slab is in one piece and just sunken, foam leveling or slabjacking usually fixes it for a fraction of replacement cost. Surface damage can sometimes be resurfaced. Slabs that are shattered, heaving or undermined should be replaced. We tell you which is which, panel by panel.
How long until I can walk or drive on new concrete?
Light foot traffic after a day or two, cars after about a week, and full strength at roughly 28 days. Cool, damp weather slows curing, so we give you dates for your pour.
Should concrete be sealed in Western Washington?
We recommend a penetrating sealer on most exterior concrete here. It sheds water, resists stains and slows moss and surface wear. Expect to reseal every few years; stamped concrete benefits most.
Are you licensed and insured?
Yes. We’re registered with Washington State L&I as a contractor, bonded and insured, and we give written estimates before any work starts.
What areas do you serve?
Olympia, Lacey, Tumwater and the surrounding Thurston County communities — including Boston Harbor, South Bay, Mud Bay, Steamboat Island, Griffin, Black Lake, Yelm, Tenino and Rainier.
Do you do commercial work?
Yes — sidewalks and trip-hazard repair, dumpster and equipment pads, curbs, ramps and slab replacement for businesses, HOAs and property managers.
What’s the difference between foam leveling and slabjacking?
Both lift sunken slabs through drilled holes. Foam leveling uses lightweight polyurethane and smaller holes; slabjacking (mudjacking) uses a cement slurry and is often cheaper on larger areas.
Do you haul away old concrete?
Yes. Tear-out and haul-off are included in replacement quotes.
