Concrete is permanent — a bad pour is expensive to undo. Here’s how to tell a good concrete contractor from a risky one in the Olympia area.
1. Check Washington L&I registration
Every contractor working in Washington must be registered with the Department of Labor & Industries, bonded and insured. You can look any contractor up on L&I’s website in a minute. If they aren’t registered, stop there.
2. Get a written, itemized estimate
A good estimate spells out the area, thickness, base preparation, reinforcement, finish, tear-out and haul-off, and who handles permits. Vague one-line quotes are how surprise charges happen.
3. Ask how they prepare the base
Most failed slabs in Thurston County failed underneath: no compacted gravel, poor drainage, or water running beneath the slab. Ask what goes under the concrete and how deep. On wet sites — Mud Bay, the creek corridors, low-lying lots — the answer should be more than on prairie gravel.
4. Make sure they know the local rules
Olympia, Lacey, Tumwater and unincorporated Thurston County each handle right-of-way work, retaining walls and shoreline projects differently — and your mailing address doesn’t always tell you which applies. A local contractor should know, and should pull the permits. Our service area pages cover this neighborhood by neighborhood.
5. Read real, local reviews
Look for Google reviews that mention specific jobs, crews and cleanup — not just stars. Ask to see photos of recent local work, and look at how a contractor responds when something goes wrong.
Red flags
Cash-only deals, pressure to decide on the spot, no written estimate, a large deposit before any work is scheduled, and a quote far below everyone else’s.
